As patio homes attract older buyers, many take advantage of HECM (Home Equity Conversion) Mortgages. This allows eligible homeowners to buy the patio home with a 50 to 60% down payment, finance the remaining amount by a government secured loan, and never make a mortgage payment as long as they live.
