What is a Patio Home?

The Patio Home evolved as the home of choice for buyers who want to own a luxurious residence on their own piece of (tiny) land, but enjoy the benefits of an association that takes care of all maintenance and yard work.

Patio Homes are also referred to as “Villas” and “Zero-Lot-Line Homes”.

How Are Patio Homes Different Than Condos?

The main difference between a condominium and a patio home lies in the ownership of the land. A patio home is built on a lot that belongs to the home owner. Condos on the other hand are built on land that’s jointly owned by all condo owners in a development. There’s one parcel of land for the whole condo development.

Both condos and patio homes assess an association fee that pays for landscaping, snow removal and other common expenses for the community.

Where Can You Find Patio Homes?

Patio Homes are nestled into many new developments in Dublin, Powell, and most other Columbus suburbs. As they require less space (smaller parcels) than regular homes they are usually close to the club house or common areas of the development.

Most builders have patio homes in their inventory. In some of the popular developments, such as Jerome Village, Ballantrae and Riviera you can build a 2,000 sqft patio home for around $400K.
