The Art of Staging a Home
If you are still living in your home when you list, staging will mostly deal with decluttering and depersonalizing. I often hire a staging consultant to recommend how you can rearrange furniture, remove personal items like pictures of your kids and grandkids, and strategically place artwork.
For vacant homes staging is a must. Staging professionals will bring in furniture and decorations and place them so your listing looks like a model home.
Visualizing and Distracting
According to a study by the National Association of Realtors (NAR) 83% of buyers’ agents said staging a home made it easier for a buyer to visualize the property as their future home.
More importantly, furniture and artwork will distract the buyers from small imperfections you can find in every home. In a staged home the buyer will see a complete room, in a vacant home they will see the scratch on the baseboard.
Staging is a Great Return on Investment
Staging a vacant home will cost you between $1,500 and $3,000. It depends on how much furniture you need to rent and how many rooms need to be staged.
In the same NAR study 44% of agents stated that a staged home increased the dollar value buyers would offer between 1% and 20%.
And 53% of listing agents said that a staged home sells faster.
