Fall is here with a vengeance with temperatures dropping from the 90’s to the 30’s in a couple of days. What happened to our beautiful Ohio autumns?
Temperatures are not the only things falling.
Builders are substantially dropping prices of market ready homes and introducing new incentives to sell their inventory.
With interest rates projected to rise even higher – they are already at 5% – now is clearly the best time to buy.
Here are some of the incentives builders are promoting right now …
Fischer Homes
Fischer Homes is advertising a 72 Hour FLASH SALE for this weekend. It will end on Monday at 6pm.
Fischer is building all over Central Ohio. One of their homes in Canal Winchester is listed for only $199,990. Their most expensive market home in Dublin is priced at $969,990.
They offer discounts of up to $100,000 on quick move-in homes. These savings are off the new build price, not the list price.
Epcon Communities
Respectively, Epcon is finishing out some of their 2018 developments, such as The Courtyards at Muirfield Ridge (Dublin, starting in the upper $300’s) and The Courtyards at Price Farms (Powell, around $500,000) with $15,000 client option discounts.
Epcon already announced new developments in Northwest Columbus for 2019. So, they are clearly motivated to move the old inventory.
Take advantage of this opportunity and visit one of their weekend events, like the Fall Festival at Muirfield Ridge. Don’t forget to tell them I sent you and that you are working with me.
M/I Homes
M/I has a whole list of quick move-in homes on their website. For instance, in the Riviera Development in Dublin we’re seeing price drops of up to $50,000.
Some of these homes are already finished, while others are only partially done with move-in dates in a few months.
Pulte Homes
Pulte has quick move-ins available, too. It appears that their discounts are much lower than those of other builders. An almost completed $491,000 home in Tarlton Meadows (Hilliard) is advertised with a meager $2,140 discount.
However, Pulte offers up to $10,000 in free options in many communities. Builders did not give any free upgrades this spring when the market was buzzing, so take advantage of them while they last.
