I spoke with a few builder’s reps in the past couple of weeks and was surprised to find that they are offering incentives again.

Incentives are limited to select subdivisions and not publicized on their web pages. They probably won’t last.

However, now is the best time of the year to negotiate for discounts. Keep this in mind if you are planning on building or buying a new home in 2022.

Here are a few builders who mentioned incentives when my clients visited their model homes in the past few weeks.

Pulte

Pulte offers 2 incentives in Jerome Village (and possibly in other subdivisions) if you write a contract in November.

They give you up to $7,500 for upgrades and up to $4,000 for closing costs if you use Pulte Mortgage Finance.

There’s also a $2,000 Hometown Hero Discount which has been offered throughout this year.

Fischer

During a recent meeting with a Fischer salesperson my clients were offered half-off on all options up to a $35,000 discount.

Sounds too good to be true? It does not hurt to ask.

Epcon

I did not hear of any discounts at Epcon. However, they show quite a few quick move-in homes in select developments. Some of them will be ready before the end of this month.

I believe there will be room to negotiate if you can make a decision quickly.

Epcon also offers the popular HECM reverse mortgage for folks older than 62.

What’s Your Best Bet?

Most builders are still backlogged due to labor shortages and supply chain issues. Many focus on spec homes which limits your choices.

Custom builders can’t complete your new home in less than 12 months. Trinity says they need up to 18 months to build a new house.

Your best bet to find a new home that’s move-in ready in a few months is buying an inventory home. Builders are eager to off-load them before the end of the year.

It’s not too soon to write a contract for moving in early 2022.
