Many home buyers dream of living in the country. They are looking for acreage to enjoy tranquility and open spaces.
Typically, suburban lots are only a quarter acre or less. There’s not much room between houses. You will see into your neighbor’s kitchen, hear their speakers blast loud music, and smell burgers burning on their gas grills.

Acreage is Hard to Find Near the City
Larger lots with nice homes are hard to find near the city or the suburbs. There’s just not enough land for everyone to own a 5-acre estate.
I searched the MLS in northwest Columbus (an area within 30 miles of downtown Columbus north of I-70 and west of I-71 including Delaware and Marysville) for properties on 5 to 10 acre lots. All I found was 30 residential building lots and 46 homes.
The average list price of a vacant building lot of that size is between $40,000 and $60,000 an acre. The closer to the City, the more expensive.
The Cost of Building Your Home in the Country
Before you can build your custom home, you incur lot preparation costs. This includes obtaining building permits, clearing trees, groundwork to shape the surface, soil tests, connecting utilities, well and septic systems, and your private driveway.
Lot prep can run between $80,000 to $100,000.
Next you have to hire a custom builder, like Diyanni, Bob Webb, 3 Pillar Homes or Romanelli & Hughes. Your typical production (tract) builders like Pulte or M/I Homes won’t build on custom lots.
The average cost of custom homes is $200 per square foot. A 2,500 sqft home will cost roughly $500,000, and it will take 8 to 12 months to build.
