Last November I received a call from a desperate homeowner. They had fired their listing agent, after their home was on the market for more than a month with no activity. Their new-built home was getting ready by the end of the year. They had to sell!
These homeowners were in a rush. Needless to say, I jumped into action. I met with them, listed the home and we had it in contract in just 11 days in the middle of December.
How We Re-Positioned the Listing
When I met with the owners, I laid out a clear plan of improvements to attract buyers.
The upgrades cost less than $3,000 and were done in a week.
Here’s what they did:
- Replaced an ugly green carpet in the front office
- Repainted yellow & green walls on the first floor in more neutral tones
- Replaced old neon light boxes in kitchen with modern light fixtures (see below)
We de-personalized the interior by removing family pictures. They also removed the old cherry dining room set and replaced it with the new, modern furniture they purchased for their new home.
Finally, I recommended to adjust the asking price after the original listing was over-priced for the condition of the property.

When I re-listed this home, we immediately launched our marketing blitz. Here are just a few of the items involved:
- Professional photography
- 3D virtual tour
- 2,675 postcards to the neighborhood and our buyers list
- Facebook ads reaching 1,686 people
- Email blast to 2,300 buyers
- Open house on the first weekend of listing the house
- Premier placement on all real estate portals: Zillow, Trulia, Realtor, RE/MAX
