The latest Housing Report was just released by the Columbus Association of Realtors. It clearly shows that the market is heating up again. Lots of buyers are looking for homes below $400,000, but there are not enough listings.
The inventory increased by 7% in February (as compared to the same month a year ago), however, the number of new listings was sharply down by 5.2%.
Home Values Keep Going Up & Up & Up!
This graphic shows how the average sales price has changed year-over-year during the month of February.
It has increased by 46% since 2012, and there are no signs this is going to change.

The average sales price continues to rise. We saw it spike by 4.7% in February.
This is excellent news for homeowners who have been holding off. I expect a very strong spring selling season, fueled by lower interest rates and high demand for housing in the mid and lower price ranges.
Many of my listings received multiple offers since the beginning of the year, some above list price.
Don’t delay selling until summer. Many buyers are looking for homes in suburban school districts. They want to be moved by May or June, so their children can participate in summer school activities.

- Pending Contracts – 2,474 – DOWN by 3.9%
- Inventory for Sale – 3,613 – UP by 7.0%
- New Listings – 2,249 – DOWN by 5.2%
- Days on Market – 47 – UP by 6.8%
- Average Sales Price – $220,694 – UP by 4.7%
