When your kids are off to college you no longer need a 4-bedroom suburban house with a large yard in a great school district. You may be thinking about “downsizing”.

Truth is, most empty nesters don’t want to “downsize”. They want to adjust their lifestyle, and move to a different type of home, not necessarily a smaller home.

Empty nesters and early retirees are looking for “maintenance free” living.

This trend gave rise to the development of Patio Homes.

What is a Patio Home?

Most patio homes are detached houses sitting on individual lots. Unlike freestanding condos, you own the piece of land your home is built on. Patio homes have small yards that are maintained by an association. Meaning, there’s minimum maintenance required by the owner.

The typical patio home is a ranch with a first-floor owner’s suite. However, Some come with basements or attic living areas. They have large covered patios (hence the name).

Patio home communities offer amenities like a pool and clubhouse. Therefore, community services are paid for by association fees which range from the low $100’s to more than $500 per month, depending on the services offered by the association.

As patio homes attract older buyers, many take advantage of HECM (Home Equity Conversion) Mortgages. This allows eligible homeowners to buy the patio home with a 50 to 60% down payment, finance the remaining amount by a government secured loan, and never make a mortgage payment as long as they live.
