Solicit All Cash Offers

If you hate getting your house ready every time a buyer requests a showing, and if you don’t want hundreds of people walking through your bedroom during an open house, I can solicit cash offers from my network of investors.

Investors will pay less than market value, however, your closing costs may be lower, and you can close at a date of your choice.

Best of all, you can sell your house as-is without any expensive upgrades.

In last year’s hot sellers’ market some investors even paid full price for some our listings. This spring will likely be the same.

List on the MLS for Maximum Exposure

If you want to present your property to the largest number of potential buyers, I suggest listing it on the MLS. All 9,500 Central Ohio Realtors can find your home, and they will schedule showings for their qualified buyers.

This strategy works best if your property is in move-in condition.

You should expect contingent offers because most buyers need bank financing and require inspections. This gives them an out if they are overcome by buyer’s remorse. So, we may have to relist and find another buyer.

With this strategy you can sell for the fair market value of your property.

Attract Multiple Offers & Spark a Bidding War

For this strategy we will also list your home on the MLS, however, we will price it just below market value. This will attract more buyers as everyone is looking for a “good” deal.

More interested buyers mean more competing offers that will spark a bidding war. In 2021 many of my listings received offers of 10% or 15% above list price.

This strategy works best if your property is in top condition.
