Dublin’s new downtown – the Bridge Street District – has become a top destination for visitors and locals alike. With an ever growing number of new restaurants, bars, hotels, and unique shops many Central Ohio residents prefer Bridge Park over the Short North, Polaris, or Easton.

Would you consider moving to Bridge Park and spending more than $800K for a new condo or townhouse?

To find out what’s really going on in the area, my husband and I spent a 3-day staycation at Bridge Park. Here’s what we discovered …

Bridge Park and the Dublin Historic District

Dublin’s Bridge Street District is located on both sides of the Scioto River, north and south of Route 161 (Bridge Street). Bridge Park and the Historic District are the core of it.

The east and the west side of Bridge Park are connected by the Dublin Link – an iconic pedestrian bridge.

The Historic District is located on the west side of the Scioto and extends half a mile south along High Street.

The Cost of Real Estate

You have 3 options to buy property in Bridge Park or in the Historic District:

  1. Condos and townhouses east of the Scioto: The average sold price was $643,000 during the past 12 months.
  2. Condos west of the Scioto: Only 4 condos sold in the past 12 months between $600,000 and $1,275,000.
  3. Single family homes in the Historic District: There were no residential sales in the past 12 months. At least five new homes are currently under construction in the area, each valued at over $1,000,000.

The only active listing in Bridge Park is a 2,362 sqft, 3-story townhome on Dale Drive.  The list price is $875,000. Click on the link or photo for details!

Buying a Home Close to Bridge Park

The best kept secret just east of Bridge Park is Greystone Mews. In this high-end community, 2-story, 2,500 sqft condos sell in the low to mid $500’s.

On the other side of the river, just west of the Historic District, is Waterford Village. This is a large subdivision of single family homes built in the 1980’s. The average sales price in 2021 was $450,000.

The Pros of Living in Bridge Park

The major benefit of living directly in Bridge Park is walkability. Everything is close by.

You have a great selection of restaurants with attractive happy hour prices, and many businesses cater to your active lifestyle, such as gyms and yoga studios.

There’s always something going on, be it live bands playing at Urban Meyer’s Pint House or the Saturday morning farmers market.

You have access to Dublin’s extensive network of trails for walking, hiking and biking, and you can easily cross the river on the Dublin Link.

There are 2 world class hotels and ample free parking on both sides of the river.

The Cons of Living in Bridge Park

Bridge Park has become a destination. People visit from all over Central Ohio to eat, drink, and party. You will hear loud music and folks yelling well into the night.

The area attracts drivers in muscle cars, who like to rev up their engines in the middle of the night.

And, if you can’t afford to buy a condo with river view, you may only see urban canyons, like in any other big city.
