Commercial real estate was somewhat depressed due to the pandemic. Residential construction on the other hand has been booming.

We saw a 27% increase in single and multi-family construction in 2020 over the previous year. That’s the most activity since 2010.

New built homes won’t make up for the 47.3% drop in active listings we experienced this past January. However, new construction is an excellent alternative for home buyers in this super competitive sellers market.

Where Are The New Residential Developments?

Finding new housing developments is cumbersome. There’s no single source that shows every new subdivision being developed. And most new construction homes are not on the MLS.

As a buyer, you have to visit individual builders, go to their model homes, and listen to their sales presentation. Most of the time you will end up buying from the first builder you talk to without an opportunity to compare prices, quality of construction, and designs.
