June was another record-breaking month for the Columbus housing market.

Sales were up by 15.6% over June last year. It only took 11 days in average to get a contract on a listing – that’s 59.3% faster than a year ago.

The average sales price peaked at $316,207 – an increase of 15.8% over last year, but only $1,080 higher than in May.

New Listings on the Rise

The sharp increase of sales is largely due to a rise in new listings.

In June, 4,359 homes were listed on the MLS. That’s the highest number of new listings ever for the month of June.

It represents an unprecedented 11.8% rise in new listings over May 2021.

Homes under $350,000 sell the quickest, in only 9 days.

Ten years ago, it took ten times as long to sell homes in this price range.

Showing Index Drops | Indicates Cooling Market

While closings and pending contracts surged in June, buyer interest seems to be waning – at least temporarily.

The Showing Index has dropped over the past 2 months. The Showing Index indicates how many showings are scheduled for a listing.

We currently see less buyer interest than in 2020 (orange line vs. dark blue line). This slowdown may be temporary due to summer vacations and back-to-school preparations.

  • Closed Transactions – 3,644 – UP by 15.6%
  • Inventory – 2,425 – DOWN by 17.7%
  • New Listings – 4,359 – UP by 22.7%
  • Days on Market – 11 – DOWN by 59.3%
  • Average Sales Price – $316,207 – UP by 15.8%
  • Average Price / Sqft – $1​6​9.​49 – UP by 16.0%
